In addition to keeping you informed about the condition of your property, here’s how we strive to make your property management experience hassle-free:
Maintenance
We’re proud of our maintenance team and their quick response when issues arise. We provide an emergency number for urgent repairs occurring after normal business hours. All significant repair fees will be sent to you in writing with detailed quotes and photos when possible, or in emergencies over the phone, for your approval. Once approved, our team will follow through and oversee the work and make sure you and your tenant are satisfied.
Determine Property Rent Value
We draw on thorough knowledge of the local real estate and rental markets to help determine the potential monthly income for each property. Rental comps are surveyed each month to ensure our prices are competitive and our clients are getting the most value for their homes.
Marketing
Our marketing techniques include the use of various social media and other online platforms, which guarantee your property’s exposure. We’re quick to respond when potential tenants inquire, and have several team members available to show your property, even if it falls outside of normal business hours. Our office is conveniently located in the heart of Santa Fe, easily accessible for potential tenants to stop in and receive personal attention from our team.
Security Deposits
For additional protection, we collect a security deposit upon signing of each lease. Applicants with pets (if approved) are required to pay an additional deposit. All deposits are maintained in a trust checking account as required by the State of New Mexico real estate regulations until they are refunded to the tenant within 30 days of move-out.
Rent Collection
All rent is due on the 1st of each month and is considered late and penalized if received after the 5th of the month. Our accountant collects rent checks on behalf of each property owner, deducts approved maintenance charges, if any, as well as our fees from the rent and the balance is sent to you in a timely manner.
Prepare Property For Rent
We conduct thorough evaluations of the premises following each tenancy. We check paint that may need to be touched-up, carpets that require cleaning, and general wear and tear of the exterior and interior of your home. We also note any damage to be covered by the vacating tenant’s security deposit. If you’re renting your house for the first time, we require a basic home inspection to ensure the property is in good order.
Tenant Screening
We thoroughly screen prospective tenants for credit, employment, previous housing, and references. We personally interview eligible applicants to ensure only the most qualified tenant.
Move-in Paperwork
New tenants complete a Property Condition Worksheet upon move-in, which details the current state of the property and provides a signed, legal record in the rare case any damage occurs.
Move-out Paperwork
When the tenant vacates the property, we conduct a move-out evaluation, determine charges for which the tenant is responsible, make arrangements to have any touch up work completed, and ensure the deposit accounting is completed per the Landlord/Tenant Act.

In addition to our property management services, we also offer a “lease only” contract. If you’d rather manage your own property, we can help you secure a reliable tenant through our advertising and screening processes. We’ll also help you determine a fair price for your property and go over any suggestions we have for preparing your space as a rental.
